Why do I need a home inspection

Pre-listing inspection: You've loved your home, but now it is time to move on. Sometimes buyers can be scared of issues that may be adverse.  Having a pre-listing inspection done can draw your attention to issues throughout the home that will likely be found during a buyers escrow inspection.  This gives you, the seller, the opportunity to make repairs to these areas before you list your home and avoid delays during escrow.

Escrow Inspection: You've finally found a home you can see yourself in.  Buying a home is a huge investment. For many people, it is the biggest one they will make in their lifetime.  A home inspection can draw attention to any adverse conditions in the home - large and small. Having a certified inspector provide you with a professional report will allow you to either accept the home in its current condition or work with the sellers to reach some sort of agreement as to how any necessary repairs will be made.  Sometimes, the sellers will even agree to make repairs prior to closing escrow. In addition, the report will educate you on the various components of your home and any maintenance recommendations associated with those components.  This report is a document that should help you for years to come.

Why should you be present during the inspection?

During the inspection, you can watch as we go through your home inside and out. You can ask questions and point out any areas of concern that you may have.  It is not mandatory that you attend, but we highly recommend it.  We want you to feel comfortable with your knowledge of the home before you leave the inspection rather than surprised by any findings when you receive your report. ​

What Do we look at during an inspection?

We will look at all areas of the home, inside and out.  We will point out any visible areas of the home that require repair as well as any areas of the home that contain safety issues. We will not draw attention to the cosmetic design of the house, not do we do any intrusive testing. What happens after I receive my report and problems are found?

In all the years we have been inspecting homes, we have never seen a perfect home. There is always something that will come up. 
Pre-listing inspection: This will give you advanced notice of any issues that may come up during a buyer's escrow inspection.  You may consider repairing some of these items prior to listing the home to avoid any delays during the escrow process.  If needed, we can do a re-inspection to show potential buyers that you've made the necessary repairs.

Escrow inspection: A problem found doesn't necessarily mean that you shouldn't move forward with your purchase. The idea is to allow the inspection to make you aware of the condition of the home is so you know what you are getting into.  Depending on the size of the repair and the budget you are working with, you may choose to accept the house in its current condition, or you may choose to ask the sellers to make repairs. An inspection is a great way to help you understand what is wrong, so that you can implement an action plan.

What if the house is in good condition and the inspector doesn't find many issues?  Did I need to have an inspection performed? ​

Absolutely! 
Pre-listing inspection: You just received a written report by a certified inspector telling you that your house is in great condition! You can use this to your advantage when marketing the home to buyers by letting them know the home is, "move-in-ready."  This type of report can greatly accelerate the escrow process.

Escrow Inspection: This is the best news a potential buyer can get!  You've found your dream home, and now you can rest assured that your home is in good condition.  Between attending the inspection and reviewing the written report, you will learn so much about your new investment and can move forward with confidence.
